Door Installation and Door Repair Brighton, MI

Door repair in Brighton, MI is suitable for minor issues such as loose hinges, weatherstripping failure, dents, and peeling paint; however, replacement is advised when doors are warped, structurally damaged, or beyond economical repair. Be sure to schedule professional inspections to evaluate door condition and receive repair or replacement recommendations.

Services include the repair and replacement of door closers, pivots, hinges, locks (including electronic and high-security locks), door pulls, panic devices, weatherstripping, and kick plates. We suggest upgrading to high-security locks to reduce the risk of burglary by over 20%. In addition, regularly service hardware components to maintain door security and smooth operation.

Late summer through early October is the ideal window for door installation in Brighton, MI, before Livingston County's cold season sets in. Foam sealant and exterior caulk need temperatures above 40 degrees Fahrenheit to cure properly, and Brighton's average January low drops to 17 degrees, according to NOAA climate normals for the area. Waiting until midwinter to replace a failing door means working around frozen ground, ice on thresholds, and a much smaller cure window for weatherproofing materials. After 15 years installing doors across Ann Arbor, Saline, and Chelsea, our crews see the same pattern every fall. Homeowners who wait until the first hard freeze don't get a finished install until spring, just a temporary door boot to get them through winter.

A properly installed exterior door can significantly reduce heat loss in Brighton homes, especially when the old door has a warped frame or worn weatherstripping. Livingston County falls under IECC Climate Zone 5, which caps the maximum U-factor for new exterior doors at 0.35 under Michigan's residential energy code. A door with a failed weatherstrip or a dropped hinge leaks air around its full perimeter, forcing furnaces to run longer through Brighton's five-month-plus heating season. In our experience servicing homes throughout Livingston County, swapping a 20-plus-year-old steel door for a foam-core, weatherstripped unit is one of the fastest paybacks on an exterior upgrade. Most homeowners notice the difference by the first hard freeze.

Forced entry resistance comes down to three things: the lock grade, the strike plate, and the door slab itself. Front doors are the single most common burglary entry point nationally, accounting for roughly 34 percent of break-ins according to Bureau of Justice Statistics data. An ANSI/BHMA Grade 1 deadbolt is tested to withstand ten hammer strikes and 250,000 open-close cycles, well beyond the builder-grade Grade 3 hardware found on most stock entry doors. Upgrading the deadbolt without reinforcing the strike plate and jamb only solves part of the problem, since a kicked-in door usually fails at the frame rather than the lock. In older Brighton homes near downtown, we often find three-screw strike plates biting into soft pine jambs rather than the house framing. That's an easy fix during a repair visit.

Exterior door replacement in Brighton, MI, typically requires a permit if the rough opening size changes or a header is altered, though a simple like-for-like swap is sometimes exempt. The City of Brighton Building Department enforces this through Livingston County's building code, and residential work done without a required permit carries a 200 dollar fine. Because permit rules vary depending on whether load-bearing framing is affected, homeowners should confirm with the City of Brighton Building Department before work begins rather than assume a swap is permit-free. On jobs across Livingston County, we pull permits whenever framing changes are part of the scope. That keeps inspections and any future home-sale disclosures clean.

Homes built before the mid-20th century in Brighton's historic downtown core were framed to non-standard rough openings, so a big-box store door rarely fits without modification. Downtown Brighton's older housing stock, some tracing back to the town's 1830s settlement, predates the standardized 36-by-80-inch entry door sizing most manufacturers build to today. A door even a half inch off in width or height will bind, gap, or need the jamb to be shimmed and re-cased, which changes the labor scope. We regularly custom-fit doors for these older Brighton properties, trimming jambs and building out casing rather than forcing a standard-size unit into an opening it was never built for.
